Policies typically cover sudden damage from events like hail, wind, and falling trees, but not wear and tear or damage from deferred maintenance. Whether filing a claim makes sense depends on your deductible, the scope of damage, and your policy terms. We document damage thoroughly and can meet your adjuster on site, but the claim decision is always yours.
Some codes allow one overlay, but we generally recommend a full tear-off. An overlay hides the deck, so rot and soft sheathing go undiscovered, it adds weight, it shortens the life of the new shingles, and it can complicate manufacturer warranty coverage. Tear-off costs more upfront and is almost always the better long-term value.
Contain the water first: move belongings, put down a bucket, and if water is pooling in a ceiling, a small puncture at the low point can drain it in a controlled way rather than letting the drywall collapse. Do not get on the roof yourself, especially when it is wet. Then call for emergency tarping — the goal is stopping interior damage fast, with the permanent repair planned once things are dry.
